DIY is at the centre of most things when it comes to the value of a house. Sure other factors, such as the location, surrounding amenities, the number of rooms and house size, all play a significant role in valuing a house. But the best way of improving a house value is through DIY, not necessarily DIY in the ‘Do-It-Yourself’ sense but more in the way of home improvement. This means you can make ready use of outside sources as long as the benefits outweigh the costs.
There are several key improvements that should be looked at over doing lots of smaller menial enhancements. Below is a list of these improvements with explanations on why they may be a good choice:
- Build a Garage
This is a popular choice for those with the space outside their home to expand. Not only does it add a shelter for your car and improve house value, it also adds a room for storing tools and equipment.
- Extra Bedroom(s)
If you have space, either around the house or above a garage/extension it is worth considering building an extra bedroom as this can greatly increase house value potential.
- Add a Bathroom
As above, with the required space you can relatively cheaply add a large sum to your property value.
- Convert Loft
This can add an extra room adding value in the same way as adding a bathroom or bedroom. Loft conversions in the south are more popular due to places like London where a vast number of people live in terraced houses and the only route for expansion is upwards.
- Install / Improve Central Heating
This can add value and/or save money in the long run so it is usually a good choice either way.
