Re-Designing Your Garden

Your garden is an extension of your own home and should be treated with care and attention. If you are looking to sell your property your garden space will be of equal importance to potential buyers than the inside of your house. Designing your garden in a clever way to make best use of the space is a great way to attract interest.

Singular focus

A good way to start with designing your garden is to have a focus or focal point in the garden space and start to build around it. This can be done with a gazebo, garden shed or a beautiful rose pillar or even a beautiful statue as your focal point.

A sense of architecture

Adding concrete statuary, iron gate work, garden statues or artful décor can make your garden look fantastic and gives aesthetic value.

Water Features

Most Japanese gardens have a water feature or at least something that represents water such as grey gravel or sand. Water features are hugely therapeutic and attractive. If you opt for a pond or fish habitation, remember you will need additional equipment, such as pond liner, pond filters, fish food , etc. You should also look up more information on getting the right pond filters and fish food for the type of fish you want.

Lighting

There are a huge variety of ideas for garden lighting on the market. Pathway lighting with solar panels and for the most dramatic effects focus light beams onto specific trees or beautiful flowering bushes.

Height variation

Add depth and interest by using different sizes of bushes and plants; remember to place your taller plants at the back of your garden area so you don’t block view.

Block what you do not like

Anything that you cannot remove easily and do not like, try and block with vines or trailers (or even cover it these), it will enhance your garden décor.

Make sure that anything you do to your garden is harmonized for best effect.

  • Improving the value of your home is easier than you think and can be cheaper than you think. What you need to know is where your home’s value is located within your property.

The heart of a home is its kitchen, if you watch potential home buyers they will always go directly for the kitchen first before looking at other rooms. Focal points in the kitchen are the counter, the flooring and the faucet.

So let’s look at the most cost effective methods of updating your kitchen without the cost of putting a brand new kitchen in!

A lot of people make the mistake of thinking redecorating kitchens means completely replacing all the cupboards and surfaces, this is very expensive and certainly not the case.

Replace the light fittings if your kitchen is dark and bring some bright spotlights into the occasion! This will make your kitchen look brighter and more spacious, giving it a more welcoming feel.

Don’t replace entire kitchen cabinets just have the cabinet doors replaced and update the front of the draws to match the cupboard fronts.

Even replacing the handles on your cupboard doors instead of the doors themselves will make a huge difference for a fraction of the price.

Remember the things that age a room are dull and discolored faucet fixtures.

Take your idea or even theme into your bathroom, first look at your faucets and lighting.

Updating switches, door handles and replacing fixtures will have a huge benefit to your bathroom.

One of the most sought after things in a home today is easy to clean, dust free storage so look at modernizing storage.

Plastic coated wire shelving is easier to clean than melamine and is much sturdier than glass it can also be easily re-organized and moved to fit a family’s needs.

Consider adding an energy efficient water heater before you consider re-flooring. Re-flooring is expensive and is in many cases down to personal taste, you could re-floor your home and the next owner may rip it up and replace it anyway but an energy saving water heater is invaluable.

Updating your water system is another way of improving the value of your home, replace old pipes where needed.

All these things will not cost you a fortune but will add thousands to your home.

This article will give you an overall idea of what you need to do when improving and repairing your walls and ceilings to keep your house in good condition and preserving your equity.

Plastering is a time consuming process so check your walls and ceilings for the size of holes that need filling. If you have a large area that needs repairing consider replacements before plastering and repairing the entire area. Plastering is a very time consuming process and you need to make sure you aren’t taking on an area that is too large for this process.

You will need solvents for removing any stains. If you have tough stains the area will need repainting. For mildew, make sure you remove it with water and household soap unless you have spores and in this case you will need bleach.

If you are peeling off old paint use a putty knife, using a paint-scraper for removing old paint from wall areas. Sandpaper down the area before re-applying new paint ensuring the area is dust free before you start.

Should your wall or ceiling area have large holes you will need large patches to insulate the area before re-plastering making sure the area is clean before applying the plaster.

When you purchase kits for house repairs you will find all the instructions you need inside in most cases, if for any reason you do not, most basic DIY instructions can be found on a range of websites talking you through the processes step by step.

Before you start any repair work to walls or ceilings make sure you have a clear and clean surface so nails and any other objects that protrude from the surface must be removed.

  • You can do this yourself

    Home Improvement Considerations

It is true that improving your home can be an expensive process. It is certainly true that improving your home with the help of outside tradesmen is even more expensive. Look at every aspect of home improvement and start to consider what you can actually do yourself because in this day and age every penny counts and you will save a fortune.

You will be surprised at what you can actually do yourself that will add value to your home and give you that special feeling of a job well done by you!

Don’t head into any project without considering the pros and cons, plan it properly to save yourself time and money.

As an idea of what you can do yourself, I have listed a few things to consider before you pick up the phone and waste your well earnt money on a tradesman.

    Painting your home

You can do this yourself and in fact have fun at the same time by involving your family so you all enjoy bonding together and working towards the same goal. Be careful when choosing your paints, choosing cheap paint isn’t necessarily the right thing to do because you want a good finished job that will last. Check the types of paint you are using, matt undercoats are fine to buy cheaply but the overcoat of paint you use should be of good quality. Remember gloss for woodwork and again don’t skimp too much forsaking quality.

    Kitchen

Giving your kitchen a facelift if need be is a good room to start with. A kitchen has a huge reflection on the price of your house as does a bathroom. Looking at installing ceramic tiles to worktops or floors can be done by yourself and for keeping prices low look for the tiles you want in home improvement stores, by touching and seeing the quality of the surfaces but buy them online you will save a fortune. Not only this but you can find step by step instructions on how to fit tiles yourself within online websites.

    Wallpapering

I would advise you to locate your resources through the same method as your ceramic tiles. Look for the wallpaper that best suits your needs in a shop carefully measuring sections of the wall you want to cover so you have a clear idea of how much you will need – always get an extra roll in case of hiccups it is better to have a little more paper than less in case you cannot find the same wallpaper again or if it is out of stock. Try and find the same wallpaper online and order it through a website to save yourself fortunes.

  • There are a few simple changes you can make at home in order to reduce your utility bills.

    Shade Those Windows

How you keep your windows covered actually has a direct impact on how much energy you can save. Using blinds or dark curtains in winter will help keep warm air circulating within your home and not going out through your windows. Use door stops to retain heat better.
    Compact Fluorescent Lights

CFLs do cost a bit more to buy but use 75% less energy than average light bulbs and they last about 10 times longer so in the long run you do save money!

    Turn Off Lights
You would think that people do this already, but the obivious doesn’t always happen and we all need rminders. Using your head and remembering to turn off lights regularly will reduce your energy bill at a cost of nothing. If you have a terrible memory install timers to your lights.

    Energy Efficient Appliances
Remember that every single appliance in your house uses energy so it is worth you checking which appliances use the most energy and in some cases look to replacing these with more energy efficient modesl. In most cases you can check the appliances to see how much energy they use, it should be apparent on the labels on the appliance itself, if it is not check the instruction manual.
    Insulation
Make sure your attic is insulated, adding insulation saves you between 10-20% on heating bills. The higher the R value which is the heat resistance factor he better the insulation. For an attic use R40 and use a good sealant on your attic door or loft access.
    Use More Cold Water
Seems simple, but we don’t always do it. Before you rinse dish clothes or even your hands think about using cold water because we unnecessarily use too much hot water when it is not needed.
    Turn off electrical appliances
If you are not using them, turn them off, don’t even leave them on standby. Keeping less energy being used all goes to saving money and helping the environment.

  • General Home Improvements

Spring or summer is the best time to start home improvements in and around your property.

To start it maybe an idea to do something simple like replacing the welcome mat at your front door so your mat gives visitors a warm invitation from the minute they come to your front door.

Another high impact change, yet a small job is to paint your front door with a fresh coat of paint to brighten it up, contrast the colours to trim your mailbox. For ideas seek advice from paint and hardware companies.

Having decorative items outdoors including nicely decorated plants in pots around your front door will keep the front of your house looking fresh and attractive, try and get terracotta or clay pots as these are far more attractive than plastic pots.

Spring clean your home, cleaning around parts of your home that you may normally miss on a regular basis, brighten it up and maybe move furniture around to change the flow of direction throughout your home, it will give you a different view to your own home.

Fill in gaps and holes in walls and save energy at the same time.

  • Building a wine cellar

It doesn’t matter what type of drinker you are, building a wine cellar can really add to your home.

To keep wines peak condition you need to look at the best possible conditions and these will be dark and cool. Cellars built underground already have these qualities.

If you don’t have these conditions you will need to buy the equipment to allow you to control proper conditions.

You don’t need a huge space in fact a room of 3 x 3 x 3 meters will be sufficient.

In order to keep temperatures optimum level you need to ensure you have enough insulation, in much the same way as an insulated cooling bag works. Insulation of R-11 for inside walls and R-19 for outside walls is best. If your wine cellar is going to be built in the basement you need a vapor barrier and concrete sealant for the floor. To create vapor barrier you need a polyethylene plastic sheet which is 6mm thick.

You need to install a cooler and here there are 2 types; standard and split. The standard system is cheaper and easier to install but their lifespan it only 5/ 6 years. The split system costs more and needs to be fitted by a professional but it does last longer.

Your wine cellar door will need to be insulated and sealed without a window it needs to be solid. Wooden doors are not suitable.

Lighting is need but because lighting can damage wine install simmer switches so you can control the intensity of your lighting.

Safety Flooring should be hard, such as stone tile. Do not use carpeting.

These are the basics for you to consider ensuring you have the perfect place to house your wine cellar for optimum storage.

  • DIY Decorating Tips

If you are decorating your home, the best thing to do is to get clear in your mind what is best for each room and ensuring that all your rooms follow a similar theme all the way through without any one room looking like it doesn’t fit in your house.

You need a style that best suits you and your personality and a style that flatters the age and style of the house.

The best tips for style in 2008 is to be original and return to nature, keeping rustic and natural feels flowing throughout your home.

Remember your home needs personality so try using a theme for your rooms and share that theme across your home.

Don’t just decorate your house inside but make sure your house looks fresh from the outside too, give your house some outdoor personality by decorating it with plants outside your front door or using a colourful doormat to give it some personality.

Popular colours are earthy browns and soft greens because they appeal to most people and are especially good if you are thinking of appealing to a broad audience if you are selling your property.

Decorating your house with a contemporary style will mean you can bring in some innovative ideas along the way which could prove to be talking points e.g. stunning metal works of art or a striking and bold picture. Contemporary styles suit people who want to create the illusion of space and airiness and are great if you are the type of person who likes having people over for parties.

A rustic theme may suit you better if you have a more traditional taste in decor and a lover of plain wood, plants and traditional style furniture.

  • When you are considering UPVC window replacements this will add value to your home. Not only this but if you are selling your house it is looked on more favorably by buyers who do not want the headache of replacing double glazing when they move into their new home. Replacing windows is not too difficult and following a list of instructions will help, you can do this yourself to save on cost.

When you are replacing your windows the choice of replacement material is very important. The two main choices are UPVC and timber. If you do decide to replace your windows with timber frames remember that the timber will need repainting on a regularly basis once it has been installed.

The most cost effect material to use in the replacement of windows is UPVC because it requires very little cleaning. They will not rot like wood and you won’t have the expense of having to re-painting them regularly. All you need with UPVC is soap and water.

UPVC double glass windows have an insulative membrane between two sheets of glass, this ensures that warm air stays inside and cold air does not get into your home. Vinyl windows are meant to half heating loss and as a result save on your heating bills.

You can easily get matching UPVC exterior doors to match your replacement windows and you will find that both windows and doors come with a locking mechanism that could easily incorporate a Yale lock if need be.
